What is a Home Inspection?


The home buying or selling process can be confusing and stressful. Not only do you need to consider things such as price, you also have to worry about whether the home itself has issues that may become costly surprises down the road or, if you are the seller, affect your ability to sell the home at the price and within the time frame you want.

As Professional Home Inspectors, its our job to identify key issues for you. The Home Inspection is an unbiased, professional examination of the visible and accessible structural components and systems of the home. It provides you with an educated opinion and an easy to understand written report on the condition of the home. Think of it as a physical checkup for the home. It will help reveal the positive attributes of the home as well as any defects, repairs, or safety hazards that may exist. As with any physical checkup, the inspector may recommend further evaluation with specialists.

Should I be at the Home Inspection?


We strongly encourage you to accompany the inspector during your home inspection. This will give you a chance to ask questions and address your concerns. We believe that it is our inspectors' role to educate as well as evaluate. In addition to discussing any repair, maintenance, or safety concerns, the inspector will inform you about the location of utility shutoffs and educate you about the systems of the home and their maintenance. If you have seen the home through the inspector's eyes it will be easier to understand your written report.

How Long Does the Home Inspection Take?


An average inspection takes about 3-4 hours. This may of course vary according to the size, age, and condition of the home. When the inspection is complete, we will review our findings and answer any questions you may have. A comprehensive report is usually in your e-mail as an Adobe PDF file attachment the following morning (within 24 hours). If you would prefer a hard-copy of the report arrangements can be made for this mode of delivery as well. Copies of the report can be provided to your real estate agent as long as we get your approval to share.

 

Can I Do It Myself?


Even the most experienced homeowner lacks the knowledge and years of expertise of a professional home inspector. An inspector is familiar with the elements of home construction and remains completely objective and unemotional about the home.

 

Can A Home Inspection Fail?


NO! A professional home inspection is an examination of the condition of the home on the day it is inspected; it is not an appraisal, which determines market value or a municipal inspection, which verifies local code compliance, but rather describes its visible physical condition and indicates what may need major repairs in the near future.

How Much Does It Cost?


The purchase of a property will likely be the most expensive investment people will make in their lives, it doesn't make sense to shop for the least expensive inspector you can find. What is the saying, "Pennywise and Pound Foolish". That is most certainly true, in today's world, you get what you pay for. Don't be fooled by individuals whose training consists of viewing a video tape for 2 hours and then claim to be a "House Inspector" Check for "Certifications" before hiring an inspector. No Home Inspection can guarantee there won't be problems, even new homes are not perfect on the day their new owners move in.
